Rich advised me to look at the cost of our $80,000 equity line of credit which started at 4% but soon climbed to 6%.   He was able to structure a loan which not only didnt charged points but gave us a $3300 credit to pay for all non recurring closing costs (a true no cost loan) while consolidating our second into one loan and keeping our first rate the same.  We were a little skeptical about refinacing due to normal loan costs but are glad we did because the equity line is adjustable (matching the prime rate now up to 6.75%) and was interest only with an escalating payment in 8 more years.   We are now extremely glad we made the transaction because once the rates jumped we couldnt have done this at no cost with out having a higher interest rate.  Gary
